Why Pasak Is Becoming Phuket's Most Sought-After Residential Neighbourhood

Over the past few years, Pasak has quietly become one of Phuket's most desirable places to live. Located between Bang Tao Beach, Boat Avenue and the Laguna precinct, the neighbourhood has evolved from a peaceful residential area into one of the island's most attractive destinations for homeowners, digital entrepreneurs and international investors.

Unlike areas built around nightlife or tourism, Pasak offers something increasingly rare in Phuket: a neighbourhood designed for everyday living.

Residents enjoy easy access to international schools, modern healthcare facilities, supermarkets, cafés, fitness clubs and golf courses, while remaining only minutes from Bang Tao Beach and the west coast's most popular beach clubs and restaurants.

A Lifestyle Built Around Convenience

One of Pasak's greatest strengths is that daily necessities are all within a short drive.

Boat Avenue, Porto de Phuket, Blue Tree Phuket and Robinson Lifestyle Thalang provide shopping, dining and entertainment, while HeadStart International School, UWC Thailand and several leading nurseries make the area particularly attractive for families relocating to Phuket.

For professionals working remotely, Pasak offers the perfect balance between convenience and tranquillity. The area is well connected to Phuket International Airport while remaining noticeably quieter than Patong or other tourist-focused districts.

Strong Long-Term Property Demand

As Phuket continues to attract international buyers and long-stay residents, demand has increasingly shifted towards low-density residential communities rather than purely holiday accommodation.

Buyers today are looking for homes that combine quality architecture, practical layouts and convenient access to everyday amenities. Boutique developments have become especially attractive because they offer greater privacy, fewer residents and a stronger sense of community than large condominium projects.

Limited Land Supply

Land available for residential development in Pasak is becoming increasingly limited.

As infrastructure continues to improve and more residents choose to settle in the area, well-located developments are becoming progressively harder to replace. This scarcity has supported long-term demand and has contributed to the area's growing reputation as one of Phuket's most desirable residential locations.

Living Close to Everything That Matters

From morning coffee at Boat Avenue to sunset walks along Bang Tao Beach, Pasak offers a lifestyle that combines convenience with a slower pace of living.

Whether purchasing a permanent residence, a holiday home or an investment property, buyers increasingly recognise that location remains the single most important factor in long-term property value.

As Phuket continues to mature as an international lifestyle destination, Pasak is well positioned to remain one of the island's most sought-after residential neighbourhoods.

Construction Update:

From Ground to Structure, Momentum You Can See

8 Atelier Residence has officially moved beyond foundation works and entered the structural phase of construction, marking one of the most important de-risking milestones in the development lifecycle.

With pile caps and foundation footings now substantially completed, reinforced structural columns are rising on site. For buyers and investors, this is the point where a project transitions from concept to physical reality. Execution risk declines, visibility improves, and confidence increases.

To mark this milestone, we conducted a traditional blessing ceremony on site, a respected Thai practice to ensure smooth progress, safety, and long-term prosperity. It reflects our commitment to building not just with precision, but with respect for the environment and local culture.

More importantly, this milestone has direct implications for value.

8 Atelier was launched with early phase pricing designed to reward early commitment. As construction progresses into structural works, the project naturally transitions into the next pricing phase. This is consistent with our structured pricing strategy, where values increase in line with construction progress and reduced execution risk.

What this means in practical terms:

  • Early buyers secured entry at a meaningful discount

  • Current buyers are entering at a more advanced, lower-risk stage

  • Future buyers will face higher pricing as the building continues to rise

With only 48 units in the development and a significant portion already committed, availability is tightening as the project advances.

Over the coming months, progress will become increasingly visible as the superstructure takes shape level by level. This is where market attention typically accelerates, and pricing follows.

For those evaluating entry into 8 Atelier, this phase represents a narrowing window, where the balance between price and certainty is still attractive, but not for long.

Thailand Long-Term Residency Visa: A Pathway for Property Buyers

Thailand’s Long-Term Resident (LTR) Visa, often referred to as a “golden visa”, offers eligible foreign buyers the ability to live in Thailand long term with their immediate family. For international purchasers considering 8 Atelier Residence, this provides an added layer of lifestyle flexibility beyond ownership alone.

The LTR Visa is designed to attract high potential individuals, including wealthy global citizens, retirees, and remote professionals. Under this program, eligible applicants can obtain a renewable 10 year residency, along with benefits such as multiple entry privileges, streamlined immigration reporting, and the ability to include spouses and dependents under the same application.

For property buyers, the relevance is straightforward: owning a residence in Phuket, particularly in established locations such as Pasak and Bang Tao, aligns with the lifestyle profile targeted by the LTR program. While property ownership alone does not automatically grant the visa, it forms part of the broader financial and lifestyle criteria assessed for eligibility.

At 8 Atelier Residence, the project is designed for long stay living rather than short term speculation. Low density planning, practical layouts, and a quiet residential setting make it suitable for buyers intending to spend extended time in Phuket, whether seasonally or year round.

For buyers exploring relocation or extended stays in Thailand, the LTR Visa presents a structured pathway to complement property ownership, offering stability, flexibility, and long term access for both individuals and their families.

Construction Update: Piling Works Continue

Following the completion of piling works, construction at 8 Atelier Residence has progressed into the next critical phase of foundation development.

As shown in the latest site image, excavation works are now underway for pile caps and foundation bases. The exposed pile heads across the site indicate the completed foundation grid, which will be tied together through reinforced concrete pile caps and ground beams. These elements distribute structural loads evenly and form the base platform for the building.

Excavation for key structural zones has commenced, with machinery on site preparing the ground for casting of pile caps and foundation slabs. This stage requires precise coordination to ensure correct levels, alignment, and integration with the completed piling system.

This transition marks the shift from below-ground structural works toward the formation of the building’s primary base. Once pile caps and ground beams are completed, the project will move into slab casting and vertical structural works.

Progress remains in line with the construction schedule, with ongoing supervision and quality control to ensure all works meet engineering specifications and long-term durability standards.

Construction Update: Piling Works Nearing Completion

Construction at 8 Atelier Residence has reached an important structural milestone as the piling phase approaches completion.

Over the past weeks, reinforced concrete piles have been installed across the site to form the deep foundation that will support the building structure. Each pile transfers the load of the building to stable soil layers below, ensuring long term structural stability and minimizing settlement over time.

As seen in the latest aerial images, the majority of the piles have now been installed according to the structural layout. The remaining piles are currently being completed by the piling rig on site. The grid of pile positions visible across the site marks the foundation points for the building’s columns and structural system.

In preparation for the next stage of construction, a smaller drilling rig has also been mobilized on site. This equipment is being used to prepare the foundation base for the installation of the tower crane. Once installed, the tower crane will support the vertical construction phase by enabling efficient lifting of materials and structural components as the building rises.

With piling works nearly finished, the project will soon move into the next phase of construction, including pile cap formation, ground beams, and the foundation slab. These elements will tie the piles together to form the structural base of the building.

The team continues to conduct regular site inspections and quality checks to ensure every stage of the construction process meets the design specifications and engineering standards.

Construction Update: Piling Works Continue

Piling is a critical foundation stage where reinforced concrete piles are installed deep into the ground to transfer building loads to stable soil strata below. This ensures long-term structural stability, minimizes settlement risk, and provides the strength required for a low-rise residential building designed to last.

At this stage, piles are being accurately positioned and driven in accordance with the approved structural and engineering specifications. Each pile installation is closely monitored on site to ensure alignment, depth, and quality meet design and safety standards.

This phase sets the structural backbone of the building. Once piling is completed and verified, we will proceed with pile caps, ground beams, and the foundation slab, forming the base upon which the superstructure will rise.

We will continue to share construction progress as we move through each key stage, with regular site inspections and quality sign-offs to ensure the project is delivered exactly as intended.

Construction Update: Foundation Works, Piling Mobilisation

We have commenced foundation works with the mobilisation of piling operations on site. As shown in the photo, the crane is lifting and positioning the first batch of foundation piles, marking the start of the structural groundwork for 8 Atelier Residence.

These piles form the deep foundation system that transfers building loads safely into stable strata below ground. With piling materials now delivered and handling underway, the team will proceed with pile setting and installation in accordance with the approved engineering method and site programme.

Next steps: continued pile installation, followed by pile cap and ground beam preparation as we move into the next phase of foundation construction.
