Thailand Long-Term Residency Visa: A Pathway for Property Buyers

Thailand’s Long-Term Resident (LTR) Visa, often referred to as a “golden visa”, offers eligible foreign buyers the ability to live in Thailand long term with their immediate family. For international purchasers considering 8 Atelier Residence, this provides an added layer of lifestyle flexibility beyond ownership alone.

The LTR Visa is designed to attract high potential individuals, including wealthy global citizens, retirees, and remote professionals. Under this program, eligible applicants can obtain a renewable 10 year residency, along with benefits such as multiple entry privileges, streamlined immigration reporting, and the ability to include spouses and dependents under the same application.

For property buyers, the relevance is straightforward: owning a residence in Phuket, particularly in established locations such as Pasak and Bang Tao, aligns with the lifestyle profile targeted by the LTR program. While property ownership alone does not automatically grant the visa, it forms part of the broader financial and lifestyle criteria assessed for eligibility.

At 8 Atelier Residence, the project is designed for long stay living rather than short term speculation. Low density planning, practical layouts, and a quiet residential setting make it suitable for buyers intending to spend extended time in Phuket, whether seasonally or year round.

For buyers exploring relocation or extended stays in Thailand, the LTR Visa presents a structured pathway to complement property ownership, offering stability, flexibility, and long term access for both individuals and their families.

Construction Update: Piling Works Continue

Following the completion of piling works, construction at 8 Atelier Residence has progressed into the next critical phase of foundation development.

As shown in the latest site image, excavation works are now underway for pile caps and foundation bases. The exposed pile heads across the site indicate the completed foundation grid, which will be tied together through reinforced concrete pile caps and ground beams. These elements distribute structural loads evenly and form the base platform for the building.

Excavation for key structural zones has commenced, with machinery on site preparing the ground for casting of pile caps and foundation slabs. This stage requires precise coordination to ensure correct levels, alignment, and integration with the completed piling system.

This transition marks the shift from below-ground structural works toward the formation of the building’s primary base. Once pile caps and ground beams are completed, the project will move into slab casting and vertical structural works.

Progress remains in line with the construction schedule, with ongoing supervision and quality control to ensure all works meet engineering specifications and long-term durability standards.

Construction Update: Piling Works Nearing Completion

Construction at 8 Atelier Residence has reached an important structural milestone as the piling phase approaches completion.

Over the past weeks, reinforced concrete piles have been installed across the site to form the deep foundation that will support the building structure. Each pile transfers the load of the building to stable soil layers below, ensuring long term structural stability and minimizing settlement over time.

As seen in the latest aerial images, the majority of the piles have now been installed according to the structural layout. The remaining piles are currently being completed by the piling rig on site. The grid of pile positions visible across the site marks the foundation points for the building’s columns and structural system.

In preparation for the next stage of construction, a smaller drilling rig has also been mobilized on site. This equipment is being used to prepare the foundation base for the installation of the tower crane. Once installed, the tower crane will support the vertical construction phase by enabling efficient lifting of materials and structural components as the building rises.

With piling works nearly finished, the project will soon move into the next phase of construction, including pile cap formation, ground beams, and the foundation slab. These elements will tie the piles together to form the structural base of the building.

The team continues to conduct regular site inspections and quality checks to ensure every stage of the construction process meets the design specifications and engineering standards.

Construction Update: Piling Works Continue

Piling is a critical foundation stage where reinforced concrete piles are installed deep into the ground to transfer building loads to stable soil strata below. This ensures long-term structural stability, minimizes settlement risk, and provides the strength required for a low-rise residential building designed to last.

At this stage, piles are being accurately positioned and driven in accordance with the approved structural and engineering specifications. Each pile installation is closely monitored on site to ensure alignment, depth, and quality meet design and safety standards.

This phase sets the structural backbone of the building. Once piling is completed and verified, we will proceed with pile caps, ground beams, and the foundation slab, forming the base upon which the superstructure will rise.

We will continue to share construction progress as we move through each key stage, with regular site inspections and quality sign-offs to ensure the project is delivered exactly as intended.

Construction Update: Weekly Site Inspection and Engineering Sign-Off

This week’s progress review was carried out on site by the Glam Estate management team. We conduct formal inspections every week to ensure quality, safety, and programme discipline remain tightly controlled as construction advances.

Each weekly walk-through is documented, and our engineers provide a weekly sign-off on progress, confirming that works completed align with the approved method, sequencing, and site standards.

And yes, making a brief appearance at the bottom of the photo is Dusadee’s Doberman, Rexy, calm and well-behaved as always, keeping watch while the team does their rounds.

Construction Update: Foundation Works, Piling Mobilisation

We have commenced foundation works with the mobilisation of piling operations on site. As shown in the photo, the crane is lifting and positioning the first batch of foundation piles, marking the start of the structural groundwork for 8 Atelier Residence.

These piles form the deep foundation system that transfers building loads safely into stable strata below ground. With piling materials now delivered and handling underway, the team will proceed with pile setting and installation in accordance with the approved engineering method and site programme.

Next steps: continued pile installation, followed by pile cap and ground beam preparation as we move into the next phase of foundation construction.
